Application of BIM Technology in Facility Management (FM) to Complement the Building Maintenance Performance and Operational Information: A Systematic Literature Review

Abstract

FM handling large amounts of information related to maintenance such as drawings, specifications, reports and asset lists often becomes cumbersome when relying on paper files. This traditional method can lead to several issues such as: Reduced efficiency, data accessibility, data integrity and accuracy, version control and inefficient reporting. To overcome these challenges, digitizing the FM process through CMMS or IWMS offers significant advantages such as: Streamlined Information Access: Digital systems allow instant access to all maintenance-related documents, drawings and data, improving responsiveness. BIM can also help improve the building maintenance performance and facilitate the monitoring of damage to existing structures and infrastructure. The results show that even with early owner involvement through the development of information requirements, several challenges prevent owners from taking full advantage of BIM. These findings highlight the importance of proper building maintenance management for public buildings to maximize the value of the allocated budget and extend the life cycle of the building. PRISMA (Pre-Recorded Systematic Review and Meta-Analysis Techniques), a published guide for conducting a systematic literature review (SLR) was used in this analysis. The main papers on this topic published between 2021 and November 2023 were examined. After reviewing twelve journal publications, research trends, methods, methodologies, gaps and future goals related to BIM in monitoring and operational information needs in FM were identified. Key topic areas and resources used by BIM to improve maintenance project performance are illustrated through data summaries and article content. In addition, this publication has attempted to define future research perspectives to advance this research area. In summary, addressing these gaps by ensuring that design and construction documents include relevant operational information can significantly enhance the efficiency and effectiveness of building management post-construction.
